Freeze Warning
Dear Owners,
Given the forecast for the next few days, please take extra precautions to prevent pipes from freezing by following the preventative safety tips
Set Heat at a minimum of 60 degrees.
Open Cabinet doors if you have plumbing that is located on an outside wall.
Drip (NOT Run) the water from your faucets is also helpful to prevent freezing.
Leave Doors to rooms and closets Open: “Doors that need to be left open are doors to rooms on outside walls, PARTICULARLY CLOSETS NEXT TO PATIOS AND BALCONIES, as there are sprinkler heads on those outside walls that can freeze and flood your unit and units around and below you! We had this happen on Christmas Eve a few years ago and resulted in thousands of dollars in claims and one unit that could not be occupied for 6 months. It happened in a first-floor unit, so the damage was limited to one floor. Had it been an upper-level unit, the extent of the damage would have been far more severe! Please protect yourself, your neighbors, and your association by keeping those doors open during these cold weather months.”
Update your emergency contact information with the management
Make sure you have an emergency key on file with the management.
Frozen water lines can be thawed before the burst. If your water does freeze but does not burst, some plumbers have equipment to thaw lines before the pipe burst.
Locate the water shut off to your unit: If you do have a busted water line, make sure you know where your main water shut off is in the event of this type of an emergency.
Turn off water when out of town: Second home condo owners can turn the water off when they are not present during these extreme temperatures.
