Many of us move into a condo so that we can avoid maintenance tasks like mowing, snow shoveling, painting, and repairs. However, regular maintenance within your unit is still very important, especially to the units connected to yours.
One issue that has become increasingly common is water damage. Water can spread and cause damage very quickly, and the costs associated with water damage increase just as quickly. Also, unless the water issue is addressed fully and immediately, it can lead to much bigger issues such as mold.
With that in mind, here are some of the common water-related maintenance tasks you need to be sure to stay on top of.
Heating and Air Conditioning (HVAC)
A very common issue we have seen over the last few years here at Citation Pointe is water damage caused by a blocked drainage pipe from the HVAC unit. You may have noticed a small pipe/hose running from the HVAC unit into the drain in your laundry room. This hose can build up sediment over time, leading to a blockage. When that happens, the water will back up into your HVAC unit and leak into the surrounding walls and units below you if you’re above the first floor.
Water Heater
With Citation Pointe nearing its 20th birthday, there are still units with the original water heater. The typical lifespan for an electric water heater is 12-15 years old. Water heaters hold a considerable amount of water, which means they have the potential of causing a significant amount of damage. If your unit still has the original water heater, it would be a very good idea to begin budgeting to replace it as soon as possible.
Dishwasher
Dishwashers have a typical lifespan that is very close to that of water heaters. While they do not hold as much water as your water heater, a leak can still release quite a bit of water. It is also important to make sure that the water hoses are properly secured. Over several years, the vibrations from the dishwasher itself can loosen the water hose connections (in and out).
Washing Machine
The typical lifespan of washing machines is slightly shorter than dishwashers, and have similar risks as your dishwasher. They don’t hold as much water as your water heater, but it is still more than enough to cause damage. Also, make sure the hoses are secure.
Sinks, Showers, and Bathtubs
We all share the costs associated with water use at Citation Pointe, so a leaky faucet can lead to a higher water bill. It is also important to regularly clean, repair, or replace any caulking in and around your sinks, showers, and bathtubs, especially if you see mold/dark spots.
Refrigerator
Some of us have refrigerators with water and ice dispensers. Typical refrigerators last for about 15 years, but if yours has a water and ice dispenser, it is important to regularly check all hose connections. There will likely be one on the exterior, and a connection on each end of a hose inside the refrigerator. Mineral build up on the hose inside the refrigerator can also cause problems. Don’t forget to regularly replace the water filter!
